That single sentence undercuts an assumption almost every out-of-town buyer brings to Port St. Lucie's golf communities: that the price of the house includes the price of the lifestyle. At Tesoro Club, it often doesn't. Whether membership comes bundled with your address or sits as a separate line item you elect into depends less on the size of your budget than on which corner of the community you buy into, and that distinction is the thing worth understanding before you fall for a rendering of the clubhouse.

A Club Still Being Rebuilt

Tesoro's story explains why the membership question is unusually live here. The 1,490-acre club built its two championship courses, designed by Arnold Palmer and Tom Watson, in the mid-2000s, along with a three-story Mediterranean clubhouse that cost more than $45 million. It had a real heyday early on, hosting the 2007 Ginn sur Mer Classic, won by Daniel Chopra. Then the recession hit, membership thinned, and the club spent more than a decade sliding toward disrepair before it was fully closed as recently as 2021.

A new ownership group led by Managing Partner Tim Jones, along with partners Roderick O'Connor and Tucker Frederickson, has spent the past several years bringing it back in phases. GHO Homes sits a step up, starting in the $800s with homes ranging from about 2,480 to over 4,700 square feet under its Tailor-Made customization program, which lets buyers adjust layouts before closing. Toll Brothers occupies similar territory, and in May 2026 the builder announced its final opportunity to buy in its Tesoro Club section, with remaining one-story homes priced from $799,000.

Above that sits the custom tier, where buyers purchase a vacant homesite and select from Tesoro's approved builder list, among them Ecclestone Signature Homes and Janssen Construction. Homes built this way currently list from roughly $1.5 million into the $2 million range, with fully custom finishes like imported stone and hand-set architectural details that no production spec sheet offers.

The tier a buyer chooses doesn't just set the price. It sets the terms of engagement with the club itself. Production-builder purchases move a buyer into an existing neighborhood with its own association structure already in place. Custom homesite purchases put the membership decision, and its timing, in the buyer's hands from day one.

What the Quarterly Bill Actually Covers

Layered underneath all three tiers is a fee structure that has nothing to do with golf. GHO Homes' own community page lists a master association fee of $718.55 per quarter across all of Tesoro, on top of individual neighborhood association fees that range from $1,800 to $2,900 per quarter depending on which section a home sits in. That range alone, on otherwise comparable production homes, is a meaningful swing in carrying cost before anyone has decided whether to join the club.

None of those figures include club dues. Golf and social memberships at Tesoro are structured separately, with full golf membership capped at 300 members per 18 holes and social membership offering pool, tennis, and pickleball access plus six rounds a year as a guest. A buyer comparing two homes with identical association fees can still end up with very different annual costs depending on whether, and how, they choose to join.

Why Two Similar Listings Don't Behave the Same Way

This layered structure shows up in the resale data too. One Tesoro estate on the market earlier this year had its price cut by $200,000 within two months, not because of a cooling market but because its owner had just finished renovating a different home in the community and needed to move the first one. Elsewhere, recent closings inside Tesoro have ranged from homes selling near $340,000 to others closing above $1.6 million within the same twelve-month stretch, with days on market varying just as widely, some homes moving in a few weeks and others sitting past the four-month mark.

None of that dispersion is random. It reflects the same three variables discussed above stacking on top of each other: which builder tier a home falls into, whether its association fees sit at the low or high end of that $1,800 to $2,900 quarterly range, and whether the seller has already made peace with the club's optional membership structure or is still negotiating it with a buyer mid-contract. A listing that looks like a straightforward comparable on paper can carry a completely different cost profile once those pieces are accounted for.
